Convention (Rules of procedure and rental conditions 2007-2008)
The lessor rents with the tenant who accepts, as seasonal hiring, one or several of the furnished apartments indicated on this site and under the conditions described below:

Situation and Equipment
In a wooded park in the calm of a lane with splendid sight on the ocean.
Shops of first need (bread, newspapers, grocery) at around 200 meters. All business: post office, ATM (money dispensor), fresh products (fruit and vegetables), grocery, bakery, pastry making, tobacco, newspapers, restaurants, snack bars, medical cabinet, pharmacy and supermarket are located between 2 and 3 km in the town of Saint-Joseph. The natural basin area of sea water is 500 meters away.
Common parts: Garden, Swimming pool and Barbecue. All bedrooms are air-conditioned, TV-Satellite 42 channels, DVD, Internet WiFi, Breakfast on request 8 Euros/person, household linen provided, final cleaning included.


Access to the Residence
In order to preserve calm within Manacoël, automobile access is exclusively reserved to the residents. Following recurring excesses, from now, visits are authorized by means of an entrance fee of 5 Euros per day and per person.

Attitude in the furnished appartment
The residents commit themselves to adhere and maintain regularly the apartment. It is in particular prohibited to receive and accomodate foreign people at the residence without the agreement of the owners.

Degradation in the apartment
Any interior deterioration of the apartment directly engages the responsibility for its occupants who will owe repair of the undergone prejudice to the owner. For this purpose, it will be established an inventory of fixtures and an inventory list at the arrival and departure of the tenants.
The tenant is in the obligation to report any damage immediately. The amount of  repairs could be deduced from the deposit in the event of responsibility of the tenant.  
 

Air-conditioning and Television
All the bedrooms are air-conditioned. It will be used advisedly. The gates of the bedrooms will have to be closed. Each time the resident leave the apartment, he commits himself to switch off the air-conditioner (s).
The apartments are equipped with a television and a decoder “Canal Satellite” making it possible to collect a minimum of 42 channels. Activation of the chanels such as “Cinema, Disney etc...” is paying.


Inventory list
An inventory list must be signed by the tenant at the time of the taking possession, he is held to check the inventory list which will have been given to him and to inform the owner of any noted fault, so much on the level of the aforesaid inventory list than on the level of the inventory of fixtures. At his departure, he will consign in writing the incidents which could have occured during his stay.
The value of the broken and not replaced crockery is defined in the inventory.
A caution in cash or in check, which varies according to the apartment, is required at the time of arrival of the tenant.

   
Household linen
The household linen is provided and is replaced weekly: (flat cloths covers, cloths, bath towels, carpet of bath, cloths).
The tenant can claim new sets of linen to the owner at the cost of 10 Euros by set and with the return of a dirty set. A set contains the household linen for 2 people.
The tenant is free to bring along his household linen and benefit of a reduction of 10 Euros by person/stay. In the last case, the household linen (flat cloths covers, cloths, bath towels, carpet of bath, cloths) is not put at the disposal by the lessor at the arrival of the customer.


Cleaning
The tenant undertakes the maintenance of the appartement during his stay. Final cleaning is included in the price of hiring and is ensured by the lessor. The apartment must be restored clean and in good condition. This includes the domestic applicances, the crockery, the bathroom and the grounds.
In the contrary case, the household expenses are covered by the deposit with a minimum charge of 30 Euros.

       
Baby Beds
A baby bed is at your disposal at the price of 15 Euros for the stay. You must report your wish at the time of reservation.

Use of the swimming pool
The fenced and not supervised swimming pool is at the disposal of the tenants during their stay and between 07h00 and 22h00. The use is limited to the tenants and the people authorized by the lessor.
The shower is compulsory before the bath, a watering pipe is at your disposal by the swimming pool).
The use of flippers and sharp objects is prohibited. Sunbathing chairs and other accessories must be put back to their place after use; sunbathing chairs are conceived to support the weight of only one person and the use by 2 people simultaneously is prohibited. The use by children of less than 14 years not accompanied and minors who do not swim is prohibited.


Use of the garden
The residents are free in the use of the garden and its installation. They organize themselves for the corner BBQ and its cleaning. The smokers are requested not to throw their cigarette ends in the lawn, the garden or the barbecue.

Parking area - Stationing of the vehicles
The residents commit themselves to park their vehicles at the parking which will have been allotted to them. Do not to park your vehicles on the concreted lane, park on the grass instead.

Animals
Animals are not accepted, even in the garden.

Handing-over of the keys
A key is given to the tenant at his arrival       

Reservation and bills
We request down payments amounting 25% of the total amount of the stay at the time of the reservation. The balance is payable latest 30 days before arrival.

Rupture of the contract
Advance fees are not refundable, except if your arrival date is more than 3 months compared to the date of your cancellation which must reach us in writing. We deduce an amount of 50 Euros for our expenses in the last case.
If you already fully paid the agreed sums, the following scales applies:
- Cancellation between 30 and 15 days before expected arrival : Refund of 50%
- Resilitation less than 15 days before expected arrival : No refund
We commit ourselves to fully refund (less than 50 Euros for our expenses) under all the conditions, if the appartement can be rented out to someone else.


Tariffs
Our tariffs are in Euros, all inclusive of tax       

Arrival and departure
Reserved apartement is at your disposal the day of the beginning of the hiring as from 4 p.m., possibly earlier in the event of vacancy of the apartment. It must be restored clean and in good conditions at 10 a.m. the departure day, possible later in the event of vacancy of apartment.
